Rookie Investor in Arizona - House Hacking 2-4 Unit Multifamily

My name is Nicholas Peterson, and I'm a rookie investor ready to pull the trigger on my first deal. I'm planning to house hack a multifamily property (2-4 units) in the Phoenix metro area (Tempe-Mesa-Phoenix (South) -Chandler-Gilbert-Scottsdale (South). I'm looking to connect with anyone investing in these areas for advice, market insights, or mentorship. For instance, when I find a potential deal, I'd love to have experienced eyes review it (I know my rookie eyes might be blind to some key insights).
A bit about me: I'm 24, working as an aerospace engineer at Boeing with no debt and solid savings/investments set aside. I've spent the last 1.5 years educating myself through BiggerPockets, Brandon Turner, Robert Kiyosaki, and other podcasts/books while finishing my master's and finding my W-2.
