buying under market home and applying forced appreciation

I Have real estate license and a few properties already. Just stopped working though and considering the hard money route. I'm looking for advice on what the experienced people are doing right now, waiting or buying? Methods for purchasing and financing rehabs. My money is sitting in stocks which has done well (23% gain) , but can my money do better?
