Welcome to the space, Elizabeth. The biggest thing early on is not trying to learn everything at once, but getting clear on what type of investing actually fits your time, capital, and risk tolerance. A lot of beginners start by analyzing deals locally in Houston, but many also end up comparing those numbers with Midwest markets where entry prices are lower, and cash flow is easier to underwrite without aggressive assumptions. Either way, focus on understanding real cash flow after all expenses and building relationships with active investors and agents so you can see real deals, not just theory. That combination will teach you faster than any course or video.
