Curious about small multifamily properties

hello, it’s Lucy, I’m focusing my research on cash-flow, from small multi family Properties, while single family seems like the standard starting point. 

I’m drawn to the scalability, I was curious to hear thoughts on what you would do, jump straight into small multi family homes, or master single family first?
