New investor Duplex VRs Split-living

Hello,

I am starting out house-hacking in Atlanta. I plan to but either a single family with an in-law suite (basement with kitchen and laundry) to create a split-living situation or duplex. It seems most of the in-law suites pencil much better in underwriting in my Marrieta ga area as duplex is a high price point in my market most 499k for a 2 by 1 *2. I am also looking into the best software for collecting rent and tenant management as I will be self-managing. Any tips and or personal experiences would be greatly appreciated! Also would love to connect with anyone who knows of meet-ups/coonections in my area.

@Dino Jarrin Jr - I prefer 2-4 units. Single family in laws have special rules at times for financing pending municipality. 

If you're self managing  then you can get away with apartments.com or rentredi. Incredibly affordable systems! 

I househack (have done 3) and manage 40 apartments. Happy to share experience anytime.
