I need help funding my flip.

I'm a Licenced general contractor in the Seattle area.  (Self employed). I have been remodeling flips for investors for quite some time now.  But i don't see any of the profits at the end of the deal.  The last flip I've done. I found the property for the investor after viewing over 20 properties and doing a full breakdown on what it would cost for all the repairs on each and every one. I've done all the legwork, planning and picked out a property that the client made over 120k profit on after I spent 3 months repairing. I got paid as a general contractor but didn't see the big bucks.

I have the experience and the tools to flip a property. Self employed!  That beeing said I can't manage to find a way to finance my own flip and actually get a piece of the pie.  Any help would be greatly appreciated.
