Staying organized — software?

Question

How do you keep all the paperwork for a property organized while under contract?

How do you plan for projects once you close and other projects that will need to occur later?

How do you track the projected costs and time/other moving parts for these projects and renovations?

Looking for a software suggestion that is user friendly and tackles these issues easily.

Trying to stay on track to stay on track with projected costs as well as get things scheduled and remember to order appliances on a timeline that everything will arrive when needed.

@Daniel Hyman yes *too many* out there to choose from. I use Jira professionally but it is costly for a personal subscription. Thank you for your recommendations!

You may want to use a task management software. There are so many out there (Trello, Insightly, etc)

For document retention, keep folders of the following:

• Invoices
• Receipts
• Bank Statements
• CC Statements
• PM statements
• Loan statements
• Closing and Refi statements
• Leases
• 1099's

We used google sheets. You could have a folder on Google sheets. You could keep track of your documents by keeping them in this folder, along with any important spreadsheets. One of those spreadsheets could be a checklist, which you could use to keep track of all the tasks. Google spreadsheet lets you have a row with checkboxes, so you can check off the tasks as you complete them. Just a thought!

It depends on what works for you.  I do old school and have a notebook where I keep track of everything.  For receipts, if they are electronic, they go in a folder on my computer and paper, they go into a file for that property and are grouped by year.  I clip them together (small binder clip).

My rentals  have either needed a decent size reno upon closing (new flooring, new kitchen and bathroom) or minor (cleaning and a bit of painting)..
