Preparation for becoming a future real estate agent

I’m 20, studying business in Germany, and planning to move back to the U.S. in about 2 years to become a real estate agent (likely Arizona as some relatives there work in mortgages).

I’m using this time to prepare properly instead of starting from zero when I arrive. I’d appreciate any input from agents who are in the field.

A few more specific questions:

How did you get your first 3–5 deals and kept the ball rolling?

What does “being good at sales” actually mean as a realtor on a daily basis?

How do you build a strong, large Database of contacts and is there some way I can be doing this now?

If you had 2 years before starting, what would you build or practice in advance?
