Starting a real estate team

Posted

Hey bigger pockets! So a couple of personal friends of mine have gotten their real estate licenses and one of them even joined the same brokerage as me. I’ve been extremely successful generating leads, and have basically created a referral based business.

My question is, could I start my own team in my brokerage instead of being apart of some one else’s team? I haven’t shared my lead gen methods and nor will I, but I figure if I could start my own team and pass on my leads to my team mates for a commission %, would the brokerage allow that? I only have 1 sale on my belt and work a full time job (pays up to 200k a year with overtime and per diem so I’m not quitting) and I’ve still been successful generating leads.

What do you guys think?

The perk of starting a team is hiring staff or admin to make it easier to scale then bringing on agents. If you aren't bringing value then bring on agents it won't go far. Bringing leads is wonderful but there needs to be more value. You should also have a better track record and do more business. You'd be better of getting referral fees then starting a team. We have a team of 8 agents. We will do 200-225 ish deals this year. We do have 4 admin to help. It makes the agent side way easier and they don't mind giving up 40-50% of their commission. Either go all in with a team or don't start one
