Window Prices / Good Contractors

Hi everyone,

I am a new homeowner in Tampa, FL. I’m house hacking and renting by the room.

I need to replace my windows in my house because they are extremely old and not energy efficient.

I had a contractor come over today. (All my windows are pretty standard size.) He gave me a quote for $1,500 per window for “impact” windows and $1,200 for regular windows. I have about 18 windows, so he said about $25,000 total for impact windows.

Is this a good price? What prices have you guys seen/paid? Anyone know a good contractor that does windows in Tampa?

Before you drop $25K, get a couple more quotes. That price isn’t insane, but it’s definitely not “jump on it right now” either. I own a property management company here and we manage around 350 properties, so we deal with this stuff all the time. I can share a few solid window guys we’ve used that are usually more reasonable and still do good work. Also, quick tip—make sure you actually need impact windows (insurance, location, etc.). A lot of investors overpay there when standard windows would do the job just fine. Happy to connect you with a couple contractors so you can compare.
