Building on the Oregon Coast

I'm building a second home/vacation rental on the Oregon Coast (Netarts). Does anyone have a ballpark on Sqft cost (I have heard anywhere from $150-$200 this seems a bit high) I should expect to build? I'm looking for reliable General Contractors and Subcontractors if I have to do it myself. My HOA minimum will be 2200 Sqft. I would be ok with bringing someone from Portland, but building on the coast will be different than the Portland area. Thanks all!
