Hey Everyone -
Today we've got an exciting announcement to make! We just released some awesome new tools to help you with your real estate investing, and have also made a few noticeable changes to the site's navigation.

New BiggerPockets Real Estate Analysis Calculators
Today we launched the following new analysis tools on our real estate calculator page:

- Fix & Flip Analysis & Reporting Tool
- 70% Rule Calculator
- Mortgage Payment Calculator

And we're planning on soon releasing a Wholesaling Calculator and Rental Property Calculator.

House Flipping Calculator
Use our comprehensive Fix & Flip Analysis & Reporting Tool to determine your potential profit on a real estate flip and avoid paying too much for a property. This calculator is also perfect for wholesalers because it will help you get inside the mind of your cash buyer.

The calculator will allow you to analyze profit, holding costs and more, calculate profit over 45, 90 and 270 days, and lastly, create a printable PDF report to give to lenders, partners, investors and others.

Members of BiggerPockets get to test the calculator for a single property evaluation, but in order to use it past the trial, you will need a PRO Basic or PRO Account.

70% Rule Calculator
The 70% Rule Calculator is designed to help you quickly determine the maximum purchase price for a real estate flip, and is available free to use for all members of BiggerPockets.

Navigation Changes:
We've added a new item to the site's blue navigation menu --> ANALYZE

That menu now points to our NEW Investment Calculators as well as our Deal Analysis Forum for fast and easy access.

Additionally, if you look to right side of the blue nav menu, you'll notice that there is no longer a NOTIFICATIONS menu item. We've combined our notifications with our inbox for simplification. Now, all notices will appear in your inbox.

We've got a lot more planned . . . stay tuned!

    And . . . let me not forget to give a big thanks to Brandon Turner for all his hard work on these new calculators. He has been incredibly valuable to the process.

    Do note -- there are few minor tweaks that we have left to make on the Flipping Calc, but those should all be resolved by tomorrow.

    Awesome! I've been waiting for something like this. I have a spreadsheet but it would be nice to have something easily accessible on the web. I'll be patiently waiting for the rental calculator!

    Awesome tool! I have used several variations of rehab calculators, including one we modified and have been using for several years, but I really like the new BP calculator. My favorite feature is the nifty report that is generated...I will be using this to present to our lender, but it can also be used to present deals to partners, investors, etc.

    I also liked how you could use the calculator at a basic level, or drill down into more specific inputs, pretty cool stuff.

    This is a great addition and will a great tool for rehabbers and wholesalers alike. Keep the tools coming!

    a couple comments on the mortgage calculater.

    The Loan amount, Loan Period, and interest rate all have an * next to them, as if a note is going to be on the bottom of the page to give further detail. However I don't see any note. (maybe I missed it)

    It would be preference, but my first choice would be to have a total loan and downpayment field, rather than one field for loan amount. It's the same thing as is, but if it may be useful to see the total loan amount and down payment if printed for a report.

    I love amorization tables!

    I really like the tool Joshua Dorkin and Brandon Turner. Nice job with it. I am sure it will get some great tweaks over time, but what a great added value for the PRO membership. This should be just cause for many of the fence-riders out there to go ahead and upgrade to PRO! The ROI tool and profit table are an added touch I wouldv'e never thought of!

    So, the only thing better than this would this tool as a app for my phone!

    I know I'm biased, but after playing around with the Fix & Flip Analysis & Reporting Tool for the past weeks as we've been perfecting it, I really believe that it is not only awesome as a screening and analysis tool, but new investors really need to play around on it to learn how the numbers work when it comes to rehabbing.

    Jason Grote - Thanks for the feedback. It is pretty awesome hearing from experienced and active investors like you about how powerful you think these tools are.

    Can we access these calculators from our home page. I looked under the tools tab and did not see a link. Would love it there was a quick way to log in and go to the list of calculators.

    One use limit seems pretty strict. I just threw some loose numbers together last night see how it worked and now i'm locked out!

    3-4 sounds more reasonable. Can't even really tell if you really like something after one use.

    Hey Joe - We appreciate the suggestion, and will be increasing the number of tests a user can have . . .

    BTW - For those people who were curious, I thought I'd share a sample white-labeled report for our PRO users -- PRO Basic users get a report with our BP logo and an ad:

    I'm trying to work backwards on some of these numbers, how is 'Cash you need to have' calculated?

    Hey Kismet I. great question - I should probably write that somewhere!

    So, the "Cash You Need to Have" is a result of:

    Purchase Price + Closing Costs + Repair Costs + Holding Costs (Monthly expenses, based on a 31-day month) - note amount.

    In other words, it's the total cost of the entire flip, including the holding costs and repairs and misc fees, then less whatever the loan amount was. This is the amount of cash the flipper would need to be sure they have.

    Hi guys --

    New to BP so could be newb questions:

    1. Do these calculators take depreciation and your marginal tax rate into account?

    2. Are the full calculators only available to pro users?

    3. Do your calculators show CAGR of your cash over a 30-year period? (Is this the same as cash on cash return?)

    Just basically trying to understand what the full CAGR of my cash invested would be for residential properties.
