Hey Everyone -
Today we've got an exciting announcement to make! We just released some awesome new tools to help you with your real estate investing, and have also made a few noticeable changes to the site's navigation.

New BiggerPockets Real Estate Analysis Calculators
Today we launched the following new analysis tools on our real estate calculator page:

- Fix & Flip Analysis & Reporting Tool
- 70% Rule Calculator
- Mortgage Payment Calculator

And we're planning on soon releasing a Wholesaling Calculator and Rental Property Calculator.

House Flipping Calculator
Use our comprehensive Fix & Flip Analysis & Reporting Tool to determine your potential profit on a real estate flip and avoid paying too much for a property. This calculator is also perfect for wholesalers because it will help you get inside the mind of your cash buyer.

The calculator will allow you to analyze profit, holding costs and more, calculate profit over 45, 90 and 270 days, and lastly, create a printable PDF report to give to lenders, partners, investors and others.

Members of BiggerPockets get to test the calculator for a single property evaluation, but in order to use it past the trial, you will need a PRO Basic or PRO Account.

70% Rule Calculator
The 70% Rule Calculator is designed to help you quickly determine the maximum purchase price for a real estate flip, and is available free to use for all members of BiggerPockets.

Navigation Changes:
We've added a new item to the site's blue navigation menu --> ANALYZE

That menu now points to our NEW Investment Calculators as well as our Deal Analysis Forum for fast and easy access.

Additionally, if you look to right side of the blue nav menu, you'll notice that there is no longer a NOTIFICATIONS menu item. We've combined our notifications with our inbox for simplification. Now, all notices will appear in your inbox.

We've got a lot more planned . . . stay tuned!

    @Brandon Turner and @Joshua Dorkin thanks for providing a simple way to analyze deals and a great platform for creating spec sheets for investors. It would be nice to see this tool adapted for investors that are marketing their property for sale directly to retail buyers post-flip.

    A couple quick questions regarding this Fix and Flip Analysis Tool:

    1. The instructional video above shows "information bubbles" designated by question marks next to certain input fields (i.e. "Seller-paid Buyer Closing Costs" shows a recommendation of 3%). This seems to be a very useful feature. Is it only available to "Pro" members?

    2. Where are additional property photos supposed to appear in the PDF report? As a "Plus" member pictures uploaded after the initial are not presented.

    3. Are there F.A.Q. pages available for these calculators or are specific threads dedicated to answering questions similar to the aforementioned?

    Hey @Aaron Froggatt - This is probably the best forum for it now! And thanks for the comments! A few thoughts: 

    1.) Looks like the question marks went away with the redesign and no one has mentioned them since! Thanks for pointing that out - I'll get to work on getting them back in. 

    2.) The additional photos are also suppose to show on the bottom of the PDF report - but that might be a Pro-Only feature. I'll look into that too. It might have also gone away with the redesign. 

    3.) And yeah, either here or email me at [email protected] any time!

    @Brandon Turner I have a question on the rental property calculator...It looks like you can only put one loan amount down. Is there a way to add loans, for instance if there is a seller carry-back or 2nd note with a different interest rate for down payment?

    Hey @Sam McPeek great question. Right now, no, there is not an easy way to do it. But it's something we'd like to add soon!

    Thanks for the update, looking forward to seeing that included in the tool...I do have a question regarding access to the tool for Plus vs. Pro.

     The info about what access the Plus Account users have seems to be conflicting, depending on what web page you land on. If I click on Analyze, and then on the big "Rental Properties" icon, the web page it takes me to indicates that only Pro users can view their reports. If instead I click on the "Investment Calculators" icon that takes me to a page with info on all the calculators and that indicates that viewing reports is available to both Plus and Pro....and if I go to the Upgrade Account page, that indicates that Plus Account has full access to the tools, but is just missing the ability to brand reports.

    So the question is, if I upgrade to Plus can I view/print reports on the Rental Property Calculator? What is the limitations of access vs. a Pro account?

    Thanks in advance for clearing this up!

    Hey @Sam McPeek - you are right, we didn't do a great job of distinguishing between Plus and Pro, plus the definition of "report" is a bit confusing. I'll work on getting that more clear.
    So basically, only Pro members can get the PDF reports (the one-sheet doc that shares all the info of the deal, so they can print it out) but plus users can still use the calc. 

    Both Plus and Pro can access their old analysis' - but Plus may only be able to access a smaller number of them (but honestly I can't find the exact number!)

    Hi Brandon, Merry Christmas to you and your family. Love listening to the podcasts. So- a question about the Mortgage Loan Calculator. I assume to % rate we are to put in is the given bank rate and not the actual APR?

    @Joshua D. @Brandon Turner I've searched the site to see if anyone has mentioned the following yet and it doesn't appear so.  The Mortgage Payment Calculator appears to have a bug or interesting "feature".  It's common for interest rates to be expressed in 1/8 increments, but the calculator rounds the entered value to the hundredths place for display purposes.  More interesting is that the calculator only considers the integer portion before the decimal in the P&I calculation.

    For example, if the entered amounts are Loan Amount (100,000), Loan Period (30), and Interest Rate (5.125), then the monthly P&I payment returned is $536.82.  Based on my own calculator it should be $544.49.

    If I change the Interest Rate in the calculator to 5.99, the monthly P&I returned is still $536.82 when it should be $598.91.

    Not a big deal for anyone just browsing and using whole number interest rates, but thought you might want to know about this "feature".

    *Also, as this is my first post as a new member, hello and THANK YOU for all you have contributed to BP.  I guess my next stop is a more formal intro on the new member forum.

    Hey @Joe B. - good catch! We've been doing some improvements to the backend and it looks like some code didn't' get copied over right or something. I'll get the devs to fix that today.

    Do you have the ability within the wholesale calculator for hard money lending rates & amount of time (months) to truly analyze your ROI should this be part of the transaction? Thanks!
