Mobile Homes As Actual Real Estate

So I'm submitting lowball offers in Alberta, Canada. I'm finding that many seller's agents like to stand in the way and say "Your LOI isn't the PROPER way to submit offers as defined by the Act". So they stonewall. However, I don't really have the time or paper to print of 7 sheets (the size of the doc), fill out, sign, rescan, and send -- six times a day.

I'm wondering about a couple courses: pulling title and contacting the sellers directly, or simply proving my point that the Act doesn't apply to this situation because mobiles aren't considered real estate.

I have found since beginning in RE that 90% of Realtors are pains in the butt and the 10% are excellent. Yet I had a Realtor tell me on one property, basically, that the offer couldn't be accepted because her commission would be too low. Keep in mind that these listings have been stewing for 18 months!

I seriously need advice in dealing with Realtors! Does a person play nice or play hardball?
