Building commercial clientele vs building residential clientele.

I'm in need of some advice, and willing to listen to anyone offering feedback. While I have built many successful relationships with buyers seeking single family homes, I have also adjusted some of my inventory and skills to include commercial real estate. The current methods I have been pursuing, such as Facebook, Posting listings, and reverse searching have created a healthy pool of residential buyers. I have been sticking to those same tactics that I use to build residential clientele, but it doesn't seem to be providing the same yield for commercial real estate clientele. Why are these avenues not as advantageous as others in finding commercial buyers? Any suggestions on how to alter my strategies in order to create more consistent commercial buyer engagement? Feel free to ask me anything if more context is needed.
