Just bought a 2 unit fixer upper in Orange County.

Just closed on a 2 unit fixer upper in Orange County (actually hoarder house) complete with noncooperative tenant.  Doing research on my next step and I must saw CA tenant protection law really suck.  I will document my adventure and let you guys know how it goes.
