Investing in SMF or MHP

Currently looking for investment properties. Specially small multi family, it would be my first investment property. However, after listening to some recent podcast and learning about MHP investing. I see the upside and how it would be a good first investment. Is there big differences between the two as far as setting up entities, insurance, tax breaks?
