A cute duplex wearing a quadplex mask!
This is an incredibly frustrating situation. There is a property that went on the market near me in Atlanta that was originally listed as a Quadplex in July. After the home went in and out of contingency (3x!) the home was then magically listed as a duplex. However, the listing clearly shows four entrances. Old Zillow rental listings say it a quadplex. I reached out to the realtor and to the county zoning clerk (who seemed very grumpy about this property) and it is an illegal quadplex. In fact, the emails I've exchanged have been directives to not purchase unless I plan to use it as a duplex. I looked up the zoning and it's operated as a C3 and also duplex with multiple petitions.
For the price it's at and considering my MTR strategy, and my primary is 5 minutes down the street, I'd be willing to petition the county. I really want this property 😭but don't want to run afoul of zoning considering life is long and I want to do deals here. The realtor has said the most the seller will go is $50K, otherwise he will continue operating illegally.
Has anyone had zoning issues like this? What did you do? The deal as is under $600K and for a quad in the Atlanta metro...😮💨. Thoughts?
