1031 Exchange for First Investment Property

I am doing a 1031 exchange and looking to purchase my first multifamily (2+ units) investment property. The clock has already started ticking to find a replacement property. I am working on financing right now for the difference. I have approx. 37% of a million to reinvest. I'm looking to fit a good investment. I am a NEW licensed real estate agent so I have access to the MLS. I am hoping to gain some advice, do's and don'ts and guidance. Thank you in advance.

With 1031 timing pressure, focus on properties with solid rent rolls and recent inspections - saves weeks on due diligence. What markets are you targeting?
