5 unit equity extraction

i'm in a place where extracting equity seems to be a sticking point for me. one property i own doesn't have enough value to really make a worthwhile transaction, and the other has roughly 30% equity LTV. where are folks finding options for 5unit buildings to pull more than the traditional 70% on a equity loan from a bank? are there any equity line of credit programs out there that go closer to 100%? or any secured products that lend higher? thanks!
