Do condos make good rental properties

I just started my investment rental journey. Currently reading my first book on the industry and working to grow my knowledge, with a goal to start investing in2027. Condos are cheaper options. Usually under 200k in my area. Any advice in going this route vs. investing in single/mutli families out the gate? Thank you

I have several clients in my market north side Chicago who have bought condos as investments and all were very happy. You need find buildings that are low rise with NO elevators and NO front door staff. They often have low reserves but still run profitably for investors. These will be lower operating costs so you can actually cashflow positive and be profitable, high HOA/amenity buildings here are more for living in and often not profitable as rentals. You also will not see good appreciation on high rises, the price decays as maintenance sky rockets. The low rise buildings here are 120 year old structures just like any apartment building and appreciate alongside them.
