Refinance, Rent, and/or Sale

I am refinancing my home, and I am contemplating putting it up for rent. The comps in my area indicate that the rent will only cover the mortgage. With the refinance, the closing costs will be added to my mortgage. Does anyone have suggestions on whether I should sell the property or try to manage the rental of the property, and potentially have more costs associated with the upkeep?
