Duplex investment, both sides

Hi I get a lot of messages regarding my interest in a duplex but no one is sending me a property, only asking questions so I will make it easy for everyone and try to get the ball rolling. I want a duplex, my mom can move in the other side near or in Liberty Missouri or Gladstone Kearney possibly North Kansas City area. 300k has been my recent approval. I have 3.5% for any FHA type of loan. I want something that needs a little work nothing major. Who ever can find it gets the sale I'm tired of answering the same questions over and over with nothing in return. I understand it may be harder to find this type of deal but that's what I want.

I get the frustration, but part of the reason people are asking questions is because good duplex deals that fit FHA, house hacking, location, condition, and budget requirements are usually pretty specific and competitive.

The good news is you actually have a fairly clear buy box already, which is a great start. 

At this point, the biggest thing is staying consistent and looking at deals as they come up. The right property may not appear immediately, especially if you’re trying to avoid major rehab.

I’d also encourage you to focus less on “whoever finds it gets the sale” and more on building a relationship with one investor-friendly agent who understands house hacking and small multifamily. A good agent can help filter deals, move quickly when something fits, and help you avoid wasting time.
