Finders Fee

Has anyone ever used their realtor to find an unlisted property? If they happen to see a property that looks like it's heading towards foreclosure that is not currently listed in the MLS, and is successfully obtained as a results for their referral, what would be a customary referral or finders fee? This realtor would also be used to list and market after rehab, so they would get that commission. Any fees for finding it?
