How to take over payments

I received a phone call asking if I can help them with their problem . Their problem is that she moved hasn't paid her mortgage since June 2016. She got married and moved in with her husband, who lives an hour away. She owes a little more than 3800 to catch up her payments, she has given me a lawyers phone number that the lender has working for them. She had it listed through a realtor all winter and didn't have much luck. In that time we had a early and hard winter in Indiana and a water line broke and flooded the house, which is on a slab.. all the carpet is soaked as of today and if the temperatures were higher mold would growing at, as it rained on me a few times. How hard is it to try and take over the mortgage payments? I'm a 1099 employee through our masonry company. I take all the deductions that I can. As of now, our rental company has over 300k in equity and no debt. The payments on the home are 484, the income that the house will generate will be 850 a month. Is it possible? Thanks
