I'm a new investor about to invest in Wilkes-Barre PA, does anyone have an information on the market out there. Also I heard out of town investors have to have a property management company manage their investments. Does anyone have any recommendations for management companies. Thanks!

Hello to all,

I've been investing in the city of Wilkes Barre for 12 years now and reside in Miami Florida. I seen a lot of changes, and all for the better. Properties are very cheap and  there's lots of demand for rentals, at least for my units. One reason is because of all the people moving in from NY, NJ and other Major cities and near by towns.

Here I'll tell you how I created my own team for managing my properties.

1: Since I only have 6 units, I'm the property manager and I receive all the tenants calls and complaints. Good TIP, NEVER EVER tell your tenants you are the owner.

2: I have a very good and responsible handyman very close to my properties who takes care of all the issues that may arise. Normally they are small things, because we remodel the whole property. He does my showings, cleaning and giving access to any utility company that needs to enter the property.

3: I have another friend in the area that I assigned to do the eviction process, like filing the documents in court and attending on our behalf.

4: And last, I have a constable that I normally use when eviction is a must, it's very rare, even in the areas that I invest which is what they call the heights.

I know it may sound overwelming at first but for you it could be easier than for lots of us because you are in biggerpockets and have people like
