For those of you working with off-market or distressed properties, how do you usually verify the current property owner and contact information before starting seller outreach?
I’ve noticed that ownership and mailing information can sometimes be outdated, especially when working with older property lists.
What methods are you using to verify:
• Current owner
• Mailing address
• Phone numbers
• Email addresses
• Property/ownership records
Do you usually handle this research yourself, use a data provider, or cross-check information from multiple sources?
Curious to hear what’s working best for other investors.
@Emran Hossain I’d start with the property record rather than the contact information.
First, identify the correct parcel and review the assessor’s records. Then verify the actual legal ownership against the most recent recorded deed.
If an LLC owns it, I'd cross-reference the entity records and determine who actually has authority to make decisions.
One important distinction: the tax mailing address, registered agent and actual owner aren’t necessarily the same person.
I wouldn’t rely entirely on a single data provider, particularly when dealing with older properties or ownership structures involving multiple entities.
Here in Rochester, understanding the property itself is often as important as identifying the person behind it.
Build a reliable ownership record first. Then work on the outreach.
we use datatree to verify information or propstream depending on use case. I am not a big fan of cold outreach to homeowners like wholesaling as there are companies that spend $100k a month doing it and I would rather let them do it, pay them $5k-$20k for the deal and go on with it and focus on other things.
That makes sense. I can see why you’d rather focus on evaluating deals than managing cold outreach yourself. DataTree and PropStream are useful tools for property research. When you evaluate a potential deal, do you usually rely on the information provided by the seller lead company, or do you independently verify the property ownership and public records before moving forward?
