Special warranty deed.

I'm defaulting on a property and am wanting to sign the property back. In lieu of foreclosure I'm being asked to sign a special warranty deed. They said I'd be free and clear and account will be closed. But I'm not feeling great about it. Is there anyway to upload a copy here?
