Foreclosures and Bank REO's

Hello, I am wondering if anyone here with extensive foreclosure or REO purchases could walk me some of their experiences with it.

What do you look for when evaluating a deal like this?

What are red flags you automatically stay away from?

What creative financing options are possible?

How do you go about doing your due diligence on properties like these?

Any information or expertise would be greatly appreciated and helpful!
