Anyone have experience building on a small lot in los Angeles

I currently have a property with a second parcel that is a little over 1700 square feet. It's zoned R2. I have read there are some ways around the minimum size of the lot required to build a single family dwelling on, but not really finding details on that. Has anyone ever done this? Any pointers? So far a few contractors are saying I need to merge the lots to build on it, but adding and ADU or making this a duplex would be a huge hit on the R.O.I.

 I'd first start by talking to zoning and getting a clear list of what you can put, what their future use overlays allow you to rezone to if you'd like, and if you can have a pathway to build more. We rezone from R2 to R4 or R2F to R4 or R3 to R4 in columbus and do an area variance to allow for our triplex on a build to rent model.
