New Construction/ Development

Hey BP Community,

I’m looking for some guidance from those of you who have real experience in new construction and residential development. I’ve been studying different entry points into the space, but I’d really value advice from people who’ve actually done it.

A little about me:

* I’m based in the Dallas–Fort Worth area

* I’m actively wholesaling and learning the local market

* My long-term goal is to transition into ground-up construction and small-to-mid-size development projects

* I’m ready to invest time, money, and sweat equity. I just want to make sure I’m moving in the right direction

My questions for those who’ve been there:

1. What’s the most realistic path for someone breaking into new construction/development?

2. Should I start with small infill lots, townhomes, spec builds, or something else?

3. What skills or partnerships should I be focusing on building first (GC, architect, lender, engineer, etc.)?

4. Are there mistakes or early misconceptions I should be aware of before diving in?

5. Any recommended books, courses, or BP threads specifically for new developers?

I appreciate any real-world advice or frameworks you can share especially from folks actively developing in Texas or similar markets.
