Modular home construction

I have currently purchased a piece of land for $55,000. I have picked out a modular home to construct for $134,000 set on foundation. I have all the equipment to do all sit work, utilities , etc. the average house in the neighbor sells for $297,000 -$410,000. 3 families, and singular homes. I am going to get pricing from the modular home company for the button up work... except electrical and plumbing I will have someone do that. The land is on a dead end street. 1/4 mile from bus stop and 1 mile from Train. Directly behind a middle school. Amenities around include food stores, day cares, schools, basically everything. The property is less than 2 miles from major highway routes in the area. What is everyone’s thoughts ? Criticism welcome !

Not much to critique. If you can buy land and put in a home for $200k and sell it for $300k your next step (after proving this out) is to buy up as much and as possible and do it at scale. 

Aim for 2-3 a month. Clear $2.5m annually. Expand out of your market area. Am for 10-15+ a month. Develop your own modular construction site to cut costs. Raise capital via public offering. Clear $1b annually by year 5
