Partnership Split Question??

I have been a realtor for 18 years and recently acquired my General Contractors license. What would be a fair partnership split for working with an investor partner? I would find/analyze/acquire/manage the rehab and sell the homes and he would provide capital. I would love to hear from others about what arrangements have worked for you. Thanks!

Ive worked with capital partners previously. One good example is preferred returned and then an even split.

so lets say we made 100K profit.....they got an 8% return first and then split the rest 50/50. So 8K immediately went to them. then it left us with 92K.....which was split 50/50....46K each. they actually got 46K + 8K which is 54K and i wouldve ended up with 46K. They got more because they put the capital up.
