Hi Alex, I'm very familiar and have worked extensively in both markets. If you care just about positive cash flow (and you don't care about population growth, macroeconomics, or appreciation), definitely go with Cleveland. If you want good cash flow but amazing appreciation potential and rentals you want to hold for the rest of your life, I would definitely consider Columbus! In Columbus, you can still find the 1% rule and there's amazing appreciation potential due to how much population growth, job growth, and companies moving/developing there (recently Anduril just announced another 4,000 jobs coming to Columbus Ohio on top of Intel, Google, Amazon, FB, Nationwide, Ohio State University, etc.). Happy to connect and answer any questions you have!
@Alex Clark The cleveland market is solid. I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre. The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.
In general, Cleveland is an excellent market to purchase rentals. You can identify good cash flow opportunities on a fairly large scale. Many desirable neighborhoods that offer a consistent predictable return on investment. Obviously each deal is unique and requires proper due diligence. Best of luck with everything!
As others have mentioned, it has great cash flow, and there are many great areas to invest in here. Also, Cleveland is predicted to be one of the top 10 hottest markets in 2024 according to Zillow. I would be happy to help with any questions you have about the area!

Hi Jessica, I'm in New Jersey where the REI market is getting kind of saturated and have been hearing Cleveland and actually all of Ohio is hot right now for RE investing. I am thinking of exploring other markets particularly Ohio. I read the threads and your post here on Bigger Pockets regarding the rental market do you have info regarding the rehab fix & flip market?

Thanks Gary Colaprico
While my main focus is property management, and I’m not as involved in the fix & flip market, I do know that Cleveland offers affordable entry prices and strong buyer demand in certain areas.
Did you ever invest in Cleveland Ohio? I’m looking into buying a rental(s) in this area. Still researching and taking a trip out there to drive the neighborhoods. Interested to know more about your findings / research.
