Probate house for sale pros and cons

Hi,

I was looking at one property. It is in Probate. Seems both kids are in agreement to sell and also agreed on price I proposed.  Seems judge needs to approve before closing. I never did Probate deal in past. How long it takes for these close. Any pros and cons of this probate approach. Does lenders fund probate property deals. Do I get clear title. Any pros and cons of probate deals. Please advise
