Hello to all! Is there any Florida investors willing to send some friendly advice on investing into these areas or surrounding parts of the beautiful Gulf side of the state. I would love to hear some advice as I am planning a trip out there to look for my next opportunity.
Have you given any thought to what strategy you want to utilize over there? From purely an investor standpoint, you want to connect with an investor friendly realtor who also has a portfolio of their own. When I think of Pinellas county, I think of @Josh Green as the most knowledgable investor realtor there.

I’m very familiar with Pinellas County. I’ve bought and sold hundreds of properties there over the years, and I definitely prefer certain pockets over others because they tend to have fewer restrictions and are just easier to operate as an investor. St. Pete and Clearwater can both work, but they’re very different depending on your strategy, zoning, and long term goals. Some areas are great for steady rentals, others for appreciation, and some look good on paper but are a headache in real life. Happy to talk through what actually works and what to watch out for. If you want to jump on a quick call, just let me know.
You bet, Jason. I am in Tampa/St Pete since 1996...and I myself grew up in IL. I have been a lender here since then and an investor here since 2008. My wife manages construction/rehab projects and is an agent. We've done tons in the area. What specific questions do you have that we can all answer for you?
@Jules Aton. Thank you for the refferal. Ill be looking for them.
What is your current experience and portfolio like? There's different ways to invest in this market- I personally currently have shifted all my focus on STR acquisitions and have sold all my LTRs. If you're a high income earner, STRs are a no brainer for the tax benefits alone. The cash flow when done correctly outpace the other strategies. The con? Cash position upfront is typically too high for most newer investors. Share more about you and what you're looking to achieve and I can help guide you which directions would be best 👍
@Nick Velez I prefer sfh (str/ltr/temp agency placement) and want to build my portfolio out there as I transition to retirement and relocation. I’ll look into the referral. Thank you!
@Doug Smith. Sounds like the perfect power couple Doug. Im doing all my initial research on from locations to consider, additional costs in the Florida market, and permits for rentals. Honestly any bit of info that helps someone new to investing there would be helpful.
