US citizen investing from Australia

Hi,

My wife and I live in Australia and are looking to purchase investment property in the US. 

I'm a US citizen, however have resided in Australia since I was 6 so have zero US income, residence or credit history.

We own property in Australia with strong credit and employment history and visit the US regularly.

We would be looking to purchase LTR's with a mortgage in the $100-$150k range and would have at least 20-30% to put down and potentially more.

We're enquiring via a couple of international lenders however I was curious if anyone here had any advice or experience in this area?

We're not sure if a conventional mortgage is an option given our situation or something like a DSCR mortgage or purchasing under an LLC would be more suitable.

Any advice or experience is welcome.

@Nick Farrow we've had international clients go down this path.

Typically two options for financing:

1) DSCR at 65% LTV

2) Try to find an Australian bank with offices in the US,
OR the reverse, a US bank with offices in Australia.
