Looking for Local CA Sub To Expertise

I'm in the process of negotiating my first sub-to deal in CA (Rocklin). This would be my first sub-to deal and would love to chat with someone who has done sub-to in CA before and would be willing to share paperwork examples, experience and local advice (recommended title company, lawyer, etc).
