Rural Mixed-Use Refinance

I am looking to refinance a 3-unit mixed-use facility (one-third commercial, two-thirds residential) in rural Upstate NY. All units have a 12-month lease. I am hoping for a DSCR loan, however I am having difficulty locating a lender willing to lend on a rural mixed-use property. Any recommendations?
