Ideas or Strategies for this project

I have very flexible owner who is willing to hold financing on the land they own. The land would be subdivided. The front lot would be a 2 unit with a commercial space on the first floor and a residential unit on the second floor. The rear lot would be a duplex. I am looking for ideas of how to leverage the owners willingness to hold financing on the lots to minimize my upfront investment and get construction money with little issues because of the way the deal is structured. Any and all ideas are welcome.
