Looking to agent help in Oklahoma

Hi - just starting to look at Oklahoma City, a lot of the area looks great but wanted to get help from a local agent to make some suggestions , and take me to some potential houses on the market. Does anyone here have any recommendations on specific areas to look, and agents to connect with? Looking for purchase SFH in the $200k range that's easy to rent out.

I second Ben! At the 200k price point what might surprise some people is that you can actually get into A-class neighborhoods here in Oklahoma City. We're talking new construction homes with all-new mechanicals in areas with strong schools and long-term upside. The cosmetics are basic, but you can upgrade overtime if it becomes relevant for rent rate. 

I recently worked with a some first-time investors from out of state—new grads who did deep due diligence. I’m talking spreadsheets, market modeling, and a ton of thoughtful questions. After all that, they landed on this exact type of property as the right play: low-maintenance, easy to hold for 10–15 years, and a clean exit before any major capital expenses hit.

It’s taking about 40% down to cash flow on these right now. Yes, you could get into an older home with less cash upfront—but between HVAC, plumbing, roofs, and everything else, maintenance adds up fast. I’ve worked with plenty of investors who bought older rentals that looked great on paper, but surprise costs pushed them to sell sooner than planned. That strategy can still work—you just need to build in a bigger maintenance reserve if you want a real sense of net returns over time.
