I'm looking for a Local Private Lender

Hi BP community! I am Realtor here in the Charlotte area and am considering flipping one of my listings. I've done some renovations before on a primary residence that became our rental property, but never a true flip. I'm also used to advising my clients on what it takes to get houses sold, what renovations are a good ROI and what are not. I've got connections for all the work that needs to be done, just need to get the money lined up.

Yes, I know that meetups are a good place to go and is part of my plan, but I thought I'd reach out here in the meantime. 

I have already spoken with a hard money lender and since I don't have specific experience with flips, it'll be tough. So, private lending it is! Anyone out there up for a conversation?
