Referring Loans Under $100K

As you can see from my bio, I own both a mortgage company and an investment company. We do a ton of lending to flippers, investors, and small builders, but our structure only allows for deals $100K or more. One of our regulars called this morning needing a $40K second to finish off a flip project. I can't help him. We're simply not structured to provide smaller loans...particularly in 2nd position. Do we have any "micro-lenders" that might provide...not gap funding...but smaller 2nds in these situations? I would love to meet a RELIABLE smaller lender or two to work with.
