If you are interested in an Oxford House in Kansas City, this would be a good fit.

Oxford Houses are properties for recovered addicts. They are not half-way houses. The residents need to be clean and sober with a job so while the homes do get some wear and tear, they are kept clean and rules are followed within the house. The property is self-governed by the residents and rent is paid by the residents. The lease agreement is between an entity (organized by the Oxford House) and the landlord (or their entity). I've owned an Oxford House in Kansas City for 8 years and they've never missed rent, even at the times when the house wasn't full. It's been a great investment.

If you're already familiar with Oxford Houses, you'll see the potential in the property at 1800 Oakland in KCK. There are 4 full bedrooms with an extra room that could easily be a 5th in an Oxford House arrangement. The bedrooms are large; the backyard is spacious; there are TWO kitchens; and it's a corner lot. It is currently vacant and hasn't been used as an Oxford House, but the process is easy and the Oxford House organization is always seeking new properties.

The property needs appliances. Foundation work has been done in the last year to fix issues in the unfinished basement. I believe everything else on the property is good.

If you're not familiar with Oxford Houses, feel free to reach out and I can share more information on the system and how it works. It's a great organization and the cash flow would definitely be there with this property.

I am not affiliated with the property and have no skin in the game so no worries if you want to reach out to the seller directly. I've just seen what the Oxford House organization provides for both the residents and the landlords. While I'm not looking to purchase another Oxford House for my own portfolio, I wanted to share for those that might be in the market for the opportunity when I saw how low the price has dropped.
