Hey Greg, sounds like you’re getting ready to jump in which is awesome. Cleveland and Akron can definitely have some good opportunities, but I’d also recommend taking a look at Columbus since the macroeconomics here are on fire—huge population growth, strong job growth, and massive companies moving in like Intel, Amazon, Google, Honda, Microsoft, Facebook, and more. I moved here from Portland in 2020 to start investing and now own 10+ rentals, and a big reason is because you can still find solid single families and duplexes in the $120–180k range that hit the 1% rule and cash flow from day one. It’s also super landlord-friendly and has strong long-term appreciation potential. If you’re open to expanding your search beyond Cleveland/Akron, Columbus is definitely worth putting on your radar.
