Looking for Partner (s) on Florida Multi Parcel Fix & Flip

Late last year we came across this multi parcel opportunity around the corner from our brothers property. The main house and pool was in dis-repair and the 100 acre recreational property had been abandoned, overgrown and experiencing the signs of severe neglect. We got in contact with the owner and struck an off market deal to purchase the property with a lease option followed by seller financing. In the middle of the negotiations, the owner passed away. Luckily for us his daughter was willing to proceed with the deal, but could not offer the seller financing due to probate rules. We are now in a 3 year lease with an option to purchase at anytime. We have since rehabbed the 100 acre recreation property tiny houses and pool and are about 70% complete with the main house and pool. The issue we are having is we can not list the property since we do not own it yet and the seller cannot give us an assignable contract due to the probate complexities with the estate. This is why we want to bring in a partner or private money to help us close on our option so we can in turn list the properties and allow our partner to share in the upside when we sell.
