Looking for active cash buyers in the Detroit Area| Off Market Deal In Progress

Hi everyone — I’m Demetrius. I’m new to the BiggerPockets platform but not new to real estate investing. (long time lurker in the shadows - first time poster)

I’m currently looking to build a short list of serious cash buyers for Detroit-area investment properties, and I do have a live off-market deal currently under contract that I’m working to place with the right buyer. But I'm also focused on building long-term relationships.

I’m not entirely sure of the rules here, so I didn't post the pics and info about the deal. I'm happy to provide them via email. 

What I’m looking for in a buyer:

• Ability to provide proof of funds (POF)

• Quick, reliable closing 

• Responsive communication

• Comfort with as-is, investor-grade properties

Quick context on the current deal:
Title has already been reviewed and is clear. A previous buyer did not perform, so I’m seeking a more reliable end buyer to move forward efficiently.

This post is both to place this deal and to establish longer-term buyer relationships for future opportunities.
