Help w/ First Deal

I am in a debt resolution program, this has crushed my credit score, and I can't afford a place to live. I have a mortgage for primary residence, where my children live. I would prefer to get a home near by, but looking for advice on potentially turning this low credit and capital issue into a place to live/investment. Looking for lenders and/or alternatives. Location: south-west NY.
