Looking for GC to partner on project

I'm an Architect with plans to add two units to my existing duplex in Oakland. The plans have been approved by the planning department and I plan to submit for a building permit soon. I am looking for a GC who might be interested in a shared equity partnership whereby they help me build and fund the cost of my addition and we split the profits in the end either via a sale or cash-out refi. The details can be worked out, but just wanted to post this and see if this would even be something that would appeal to a contractor in today's environment.
