Struggling to Fill Rentals? What Creative Strategies Are Working for You Right Now?

I am looking for some creative ideas to help fill rentals in a slower market and I would love to hear what other investors and property managers are doing right now. I am already using the usual platforms (MLS, Zillow, FB Marketplace, etc.), but I am curious about alternative approaches, partnerships or marketing ideas that have worked for you.

I am also interested in learning more about insurance-placed tenants (families displaced due to fire, water damage, etc.). For those of you who have worked with them:

  • How did you get connected with the insurance companies that place these tenants?

  • Are there specific companies or coordinators you recommend partnering with?

  • Did they reach out to you from your listings or did you contact them directly?

  • Any tips for getting approved or added to their preferred housing vendor lists?

I appreciate any insights or creative suggestions you are willing to share.
